Driving for dollars; this is what I do on any day coming from anywhere. Instead of going my normal boring route, I may take a road I’ve never been down before. Next thing you know, I’m looking at a vacant house. Your next move is to take down the address and on to the next one. Later on, you look these up in public records to see their value. This is a great way to find short sale leads by the way.
Online classifieds; I don’t do this because my area is flooded with other wholesalers (mostly newbies) trying to learn the business of wholesaling and they start off by flooding craigslist.
You can do some searching in your area to find sellers that may be in a jam and need cash or some that may be moving out of state and need to sale fast. You never know. Don’t knock it until you’ve tried it.
Get out and about. While you’re sitting at star bucks or at your local grocery store, listen at the conversations going on around you. I’m not saying get spy gear and eavesdrop but pay attention. You may hear someone talking about they need to sell their home in a hurry.
Probate leads are indeed the cheapest and the best quality leads to get because the sellers are usually always extremely motivated to sell. These can be gotten from the local courthouse or your newspaper.
